|Comment on the Bank of England gross lending figures|

Richard Pike, Phoebus Software sales and marketing director, says “In a month when historically the market experiences a lull January 2016 has proved to be something of a game changer. We have continued the upward trend with both house purchase and remortgaging showing increases in activity. The fact that interest rates have remained low and, as announced by the governor of the Bank of England, are likely to remain low as I have been saying for many months. There is obvious confidence with many seeking better deals and securing long term rates.
“There are a few factors that could see a change to the buoyancy of the market in the coming months, changes to buy-to-let will no doubt be felt, but the uncertainty of a ‘Brexit’ from the EU is certainly a major factor. Any uncertainty at any time is usually felt in the housing market, people don’t like to rock the boat and prefer to sit tight until the dust settles. The dust is already rising, so in the coming months the question will be how long before it settles and how much the referendum is likely to affect confidence.”
