In a new CML News & Views article, published today, CML chief economist Bob Pannell sets out his thoughts on one of the key issues of the day: housing supply. Everyone agrees that we should build more homes, but is that enough?

In his article, Bob Pannell looks at demographic changes that are simultaneously boosting demand for housing and constricting supply.  He looks at what’s happening to would-be first-time buyers, the rental market and government policy.  He reflects on the decline in housing market turnover, the gap between house prices and incomes, and the polarisation of home-ownership.
Bob Pannell also questions how well we are using the existing housing stock.  Even in the unlikely event that the UK succeeds in building 300,000 homes a year over the next decade, the fact is that 90% or more of housing that would exist in 2025 has already been built.  More efficient use of existing housing, Bob  concludes, could materially improve the supply-demand imbalance.
